99 Pender

Vancouver, BC
Info

Located in downtown Vancouver, the site occupies a unique position at the crossroads of three distinctive downtown precincts: the Business District and historic Chinatown and Gastown. Nicknamed the ‘butterfly building,’ the design represents the metamorphosis that the area is experiencing and embodies the ideas of air and sunlight. The building strives to achieve visual lightness by articulating its mass through the selection of transparent exterior materials. This mixed-use building has a podium containing retail and office uses and is topped by a sculptural residential tower. The residential tower is designed with open corridors facilitating cross ventilation in all units.

The design preserves the historic façade of the Arco Hotel and the scale of neighbouring Chinatown

while acknowledging its modern high-rise neighbours in the nearby Downtown core. Integrating uses that complement the neighborhood, it is no longer a single use vertical gated community like most condo towers but a series of terraced apartments and offices in the air, integrated visually and socially with the life of the street. This proposal provides a new paradigm for socially inclusive, healthy and sustainable high-rise living in Vancouver.
