This project is located in Vancouver’s West End, a dense and vibrant residential neighborhood in downtown Vancouver. The street is quiet, pedestrian friendly, and characterized by a row of mature trees on each side of the street. The existing buildings on the street are of different heights, massing, and styles built over several decades, reflecting the social and demographic changes of this neighborhood.

The site has a series of gardens which still retain the original estate characters of the area. The dominant feature of the eastern garden is a magnificent and healthy tulip tree which the owner was committed to save. The building massing responds to the site constraints with its slender proportion and compact footprint. The rounded north and south ends of the tower give the building a distinctive fluid geometry and at 17-storey in height, the tower has an elegant slender appearance with minimal shade and view impact on the neighbors.

The slender tower lands on the plaza and the reflecting pond ever so lightly and carves out a welcoming entry plaza on the street, concealing the parking and mechanical spaces beyond. The layered building skin both encloses and opens the building to the elements and views. On the side of the building susceptible to solar gain, a system of operable screens provides sun shading in addition to the wrap around cantilevered balconies.
